THURSDAY, DEC. 9, 2004 ASBURY PARK PRESS LIFE IN RED BANK PAGE Town Wealth surrounds town more toward CoCo Pari, the trendy women's clothing store at 17 Broad St. Weiner thinks Red Bank needs a lot more stores like that she winds up doing most of her clothes shopping at The Mall at Short Hills but she's fond of Sogno Ris-torante, 69 Broad and she has nothing but good things to say about Dori Kershner's new knit shop in town, Wooly Monmouth, 9 Monmouth St. "She's really nice, and she's been really helpful to me," Weiner says of Kershner, 29, of Middletown, who opened the shop seven months ago. "She's as sweet as can be, and she's very patient," agrees Kershner fan Doris Turchin of Freehold Township, who raves about the high quality of her yarns.

"We've found a new home here," she says. Another new arrival downtown this year is Lavish Kids, an upscale children's clothing boutique, at 39 Broad St. How upscale? How about a wool turtleneck with matching velour skirt, from Miss Bluma-rine, for $300? Or a long-sleeve printed T-shirt, from Versace Young, for $125? "People are very excited that this has opened," says owner Anna Mu-rakhovsky of Marlboro. "This just fills in that little void." Those little voids are filling up fast. Indeed, few downtowns can boast of having an ice rink complex, a cigar bar, a Mexican bakery, an Irish- and Civil War-themed gift shop, an art film movie house, a community theater, restaurants, antique shops and art galleries galore, and a hot sauce and salsa store.

In downtown Red Bank, though, someone's always thinking up a new niche. FROM PAGE Dl shopping center at 10 Bridge Ave. And they definitely dig the "awesome" vegetarian fare at Down to Earth, 7 Broad St. The three young women are pretty typical in a way: It seems everyone you ask about downtown talks about something they miss or something that's missing, and yet there they are downtown. Whatever its imperfections, downtown has a mix of boutiques, mom-and-pop shops, cafes, restaurants, art galleries, antique shops and other businesses that are eclectic enough to offer something for everybody.

Susan and Mark Davis, for example, speak for many when they talk about how much they miss Prown's, a five-and-dime store that was a fixture on Broad Street for decades. Third-generation owner David Prown closed the store in 2003 and opened Prown's Home Improvements a few blocks away on Monmouth Street. "It seems like it's become a town for tourists, not so much for locals," says Susan Davis, who lives just across the border in Middletown. "But we like Restoration Hardware," she's quick to add, referring to the upscale home furnishings store at 52 Broad St. that's become an important anchor for Red Bank's bustling downtown.

"I guess we like the atmosphere," her husband adds. "It's nice to walk around." The couple's miniature dachshund, Penelope, evidently feels the same way. "She loves to walk in Red Bank," Susan Davis says. "She loves to come up to everybody By RODNEY POINT-OU-JOUR STAFF WRITER Long before Red Bank became known as "Hip Town," it had the dubious distinction of being called "Dead Bank." But that was before the red brick pavers came to Broad Street's sidewalks, before the gourmet restaurants moved in and before big brokerage firms such as Merrill Lynch and Solomon Smith Barney became a mainstay in the heart of downtown. The reason is simple: Money.

"Red Bank has become Wall Street South because of the wealth that surrounds Red Bank," said Jay R. Herman, co-owner of Downtown Investors and owner of four buildings in Red Bank. Wall Street South? Not sure if it will catch on, but it would be appropriate. The borough is home to 10 financial service firms, with more than 1,000 employees, according to the River-Center, a downtown business alliance. A look at income data for Red Bank and its surrounding towns paints a picture of the wealth around the borough.

According to the 2000 Census, the most recent available, about 19 percent of Red Bank's households and 17.5 percent of Shrewsbury's households made between $50,000 and $74,999 a year. But 19 percent of Little Silver households and 21.8 percent of Fair Haven households earned between $100,000 and $149,999 annually. And nearly 30 percent of Rumson's households made more than $200,000 a year, census figures show. In recent years, financial and investment professionals living in those towns have given up their daily commutes into New York for the convenience of working closer to home, officials said. "They learned that they don't have to be in Manhattan anymore," said Lynda Rose, president of the Eastern Monmouth Chamber of Commerce.

"They can shop, take their dogs to a groomer and dine at good restaurants in their own community." The borough had a wave of brokerage firms moving in circa 1984, but some left 10 years later in search of more office space. Merrill Lynch, which has now been in Red Bank for more than 26 years, was one of the firms considering a move when they were approached by Herman. "I caught wind that they weren't happy with where they were," Herman said. "They were going through the thought process of, 'We can't stay here, so is there a better place to be in Red Herman convinced Merrill Lynch to move from Harding Avenue into one of his buildings on Broad Street. Later, Morgan Stanley moved into two other buildings owned by Herman, and Solomon Smith Barney moved into another building two blocks away on Broad Street, he said.

"The brokerage firms moved back bigger and better than ever," said Herman, who also leases office space to Wachovia. "Merrill Lynch restarted the trend of bringing them back." By having the area's professionals working within their own communities, Red Bank has cultivated an increasingly independent economy, Rose said. Brad Smithy, director of the 100-employee Merrill Lynch complex, said he lives in Rum-son, about two miles from his office. He has to commute to New York City only periodically, he said. "The main things our clients and employees like is the activity in the borough," Smithy said.

"You can talk to your financial adviser, go have a meal at nearby restaurants and there are a lot of great shops. It's just like being in New York." Aside from the wealth that surrounds Red Bank, views of the Navesink and Shrewsbury rivers make the area alluring. "Really, in Monmouth County the closer you get to the water there is such a high level of affluence," Smithy said. "It's such a (great) area for business to stay in and flourisM." Herman agreed. "To some extent, downtown Red Bank it has become a very attractive place to be," Herman said.

"Whether you're in business or if you want to rent an apartment, this is a great place to be, and people are gravitating to the town." The Dublin House Courtyard treO. If you think it's just kids who shop in this store, think again. "The perception is younger," says Kelly Atanacio, 36, of Middletown, whose sister, Patti Si-ciliano, 31, of Red Bank, owns the store.

"The reality is it's everybody. Everybody wants a laugh."
